CHOOSING THE RIGHT CONTRACTOR
You’re about to invest a significant amount of time and money in your project. Understandably, you want to be confident you’re investing with the right construction company. Yet, with literally thousands of contractors to choose from, how can you be sure you’re making the right choice?
Start by asking the following questions. The answers will help you vet potential contractors and find a company with the qualifications and capabilities to get your job done.
Has your contractor been around?
Ideally, you should work with a company that has been in business for a minimum of 15 to 20 years. This lets you know your contractor is established and will be there down the road for warranty work or other issues.
Does the contractor have relevant experience?
Check out your potential contractor’s website and ask to see the company’s portfolio. Make sure the company has completed projects of a similar nature and in the same price range as yours.
Is the contractor bonded and insured?
Make sure the contractor has the ability to obtain a bond for the project. This lets you know that an insurance company is willing to insure the contractor’s work. Find out what the bond rate is. Typically, the bond rate should be less than 1% of total project cost.
Does the contractor talk the talk?
Find out how the potential contractor intends to communicate with you during all phases of the project. Will you have one point of contact and just one number to call for questions and concerns? How often will you be updated on the progress of the project? Daily updates are ideal. Find out who will conduct these updates and what will they include.
Does the contractor play it safe?
Spend a few minutes researching the contractor’s safety record. You can visit OSHA.gov and check if your potential contractor has had any safety violations in the last five years. If the company does have a violation, ask the contractor about it. Find out how the company has resolved the issue.
HOW TO GET STARTED
If you’re like most clients, choosing the right contractor is often a difficult process and begins with two big questions: What will it cost? How long will it take?
Getting the answers starts with a simple phone call to Setterlin. We’ll ask you about your project such as its location, the general scope, and your expectations on timing and budget. We’ll determine if you need turnkey design/build services or if Setterlin will be collaborating with your architect. You will also have a chance to ask us about our qualifications, experience, and process.
From there, Setterlin will schedule a site assessment to learn more specific details about your project. Such as whether you are renovating an existing facility or building from the ground up. Meeting with you and visiting the site allows us to determine the unique needs of your project. From upgrading electrical systems and phasing construction in an existing facility to understanding which trees need removed to accommodate the build, we gather all the information we need to accurately estimate project time and cost.
About three to five business days after completing the site assessment, Setterlin will deliver a scope letter and preliminary budget detailing our proposed services and costs. Whether it’s a new build or renovation, we can estimate costs based on preliminary drawings. Or we can provide a conceptual estimate based on your project concept. We also can provide a proposed project schedule. These documents will all help answer the cost and timing questions.
Once you decide to move forward with Setterlin, we sign a contract and immediately start the pre-construction phase, getting your project off on the right foot.
